Choose a plan and a bedroom count and it returns the first-year and monthly cost from Cocoon’s published per-visit rates. It bills eleven months in year one rather than twelve, because Month 1 is the onboarding month and plan billing begins in Month 2 — a first year computed on twelve would overstate what you are invoiced. Ad hoc visits, the extra-bedroom fee and the annual-commitment benefit are all separate inputs, so you can see which of them is moving the total. The headline figure is the break-even: the occupancy nightly letting has to reach before it beats an eleven-month tenancy on the same property. Below it, the two sides are modelled on their real and different tax bases — a tenancy exempt from GST and carrying the standard deduction, nightly letting carrying neither above the threshold. What a calculator is, and what it is not.
Every figure these tools produce is exclusive of GST, and each page says so where the figure appears rather than in a note underneath it. Cocoon’s own rates are published, typed once and checked at build time; third-party market data is kept apart from them and every value carries its source, its link and the date it was retrieved. A locality with no reliable published rate prefills nothing rather than invent a benchmark.
What none of them is, is a quote. A calculator assumes the property is what you have told it. Is the figure a calculator gives me a quote?
No. Each one is arithmetic on published rates and on sourced market data, and it assumes the property is what you have told it. The applicable rate is confirmed with you in writing before a visit is scheduled, after we have seen the property information. The evaluation is free. The rate is agreed before we arrive.
Do the calculators include GST?
Every computed figure is exclusive of GST, and each page says so where the figure appears. GST at 18% is applied on your tax invoice. The published rates the arithmetic is built from are shown across the site with both figures — the rate before GST, and the figure including it.
Where does the market data in the calculators come from?
Third-party market data is kept separate from Cocoon rates and every figure carries its source, a link and the date it was retrieved. A figure without all three fails the build, so a number cannot quietly appear in a calculator without a citation behind it. Localities with no reliable published rate prefill nothing rather than guess.
