Who visits your home
One person, on the ground, answerable.
Every visit is led by Cocoon’s property manager, not a rotating pool of contractors. Cleaning, repairs and technical work are carried out by Cocoon’s verified vendors, supervised by that same person. The same person visits your home, so nothing has to be re-explained and changes between visits are noticed by someone who saw the house last time.
Briefed before every visit — Paul briefs the property manager against your property record before each visit.
Named in the report — Every report carries the inspector’s name, the date and the report number.
Nobody enters unaccompanied — Vendors and contractors are met on site and supervised. No third party is given unsupervised access to your home.
Reported within 24 hours — A written report reaches you within 24 hours of the visit, with a minimum of twelve timestamped photographs.
How money moves
Your rent reaches your account.
Not ours.
Cocoon never holds your money. Rent is paid by the tenant directly to you, on or before the 5th of each month, into your own account. Short-term booking revenue is paid to you directly by the platforms. The security deposit is held and managed by you, never by Cocoon.
Cocoon earns fees, and invoices you for them separately. Every expense is approved by you before it is incurred, and pass-through costs are billed at actuals with your written approval.
