Property Income · Kochi
Your Kochi property is an asset. Right now, it earns nothing.
Cocoon turns an idle home into monthly recurring revenue — MRR — through long-term or short-term rental, managed end to end. You do not need to know either. That is our work.
Your property is not a cost. It is an unused income stream.
Most NRI owners leave a good Kochi home idle for one of three reasons. Each one is solvable.
Distance
You are in the Gulf; the property is in Kochi. Cocoon is your representative on the ground, within a 15km radius of Tripunithura.
Trust
An informal agent introduces a tenant and disappears. Cocoon stays — documented, accountable, and named. You always know who is responsible.
Where to start
You do not need to know long-term rental from short-term rental. The free evaluation ends with one clear recommendation for your property.
Two paths to monthly recurring revenue
Every property earns in one of two ways. The right one depends on your property, how involved you want to be, and how you weigh a steady floor against higher potential. Think of long-term rental as your floor, and short-term rental as your upside.
| Long-Term Rental — the floor | Short-Term Rental — the upside | |
|---|---|---|
| Income pattern | Steady, fixed monthly rent | Variable, with higher per-night potential |
| Your involvement | Minimal — set once, then reviewed each renewal | Lower on a managed plan; the home stays available for your own use |
| Who occupies it | One documented tenant on an 11-month registered agreement | Vetted guests via Airbnb, Booking.com, Vrbo, and MakeMyTrip |
| Best for owners who want | A predictable monthly income and a long, quiet tenancy | Higher earning potential and the flexibility to use the home themselves |
| Cocoon manages | The full lifecycle — sourcing, agreement, rent, inspections, exit | Listings, guest communication, turnovers, and monthly reporting |
You need to know nothing. Cocoon builds the income for you.
From an idle property to a documented monthly income, in four steps. Every one is handled and reported by Cocoon.
01
Evaluation
We assess your property and recommend the path that fits — long-term, short-term, or a combination. 48 hours from first contact.
02
Setup
For long-term, we source and place a documented tenant and register the agreement. For short-term, we build and optimise the platform listings.
03
Management
Tenants or guests, payments, inspections, and upkeep — coordinated and documented. No expense is incurred without your approval.
04
Monthly report
Rental income is paid directly to you. At month-end, a statement shows what came in and what was deducted, and Cocoon invoices its fee. Every line is traceable to its source.
What income actually means
Rental income is what remains after costs, and we would rather you knew that from the start. Long-term rental carries agent and registration costs. Short-term rental carries platform commission and GST.
All rental income is taxable in India. Every rental payment is made directly to you, in your name — Cocoon never holds your funds. At the end of each month, Cocoon sends an itemised statement and invoices its fee, which you settle then. Nothing is spent without your written approval.

Frequently Asked Questions Owners Ask
Which path is right for my property?
The free evaluation ends with one recommendation, specific to your property, your location, and your goals. You are not asked to choose blind.
Do I need to be in India?
No. Cocoon is your representative on the ground. Every step is documented and shared with you remotely, wherever you are.
How do I get paid?
Every rental payment goes directly to you — for both long-term and short-term rental. Tenants and guest platforms remit to your account, never to Cocoon. At month-end, Cocoon sends a statement and invoices its management fee, which you settle then.
Does Cocoon hold my rental money?
No. All rental income is paid directly to you, in your name — which keeps the income, and its tax, clearly yours. Cocoon never holds your funds. You pay Cocoon its fee at month-end, against an itemised statement.
Is rental income taxed?
Yes. All rental income is taxable in India, and short-term stays attract GST. See the Rental Income and Tax Compliance page for how this works for NRI owners.
Can I switch from long-term to short-term later?
Yes. The path is reviewed at each renewal, or whenever your plans change. Your property is not locked into one model.
