What income actually means

Rental income is what remains after costs, and we would rather you knew that from the start. Long-term rental carries agent and registration costs. Short-term rental carries platform commission and GST.

A tenancy is a different market with different published data, and we would rather show one table we can stand behind than two where the second is a guess.

How do I get paid?

Every rental payment goes directly to you — for both long-term and short-term rental. Tenants and guest platforms remit to your account, never to Cocoon. Cocoon then sends a statement and invoices its management fee, which you settle then.

Does Cocoon hold my rental money?

No. All rental income is paid directly to you, in your name — which keeps the income, and its tax, clearly yours. Cocoon never holds your funds. You pay Cocoon its fee against an itemised statement.

How often will I hear from Cocoon?

Short-term rental is reported monthly. Long-term rental is inspected and reported quarterly, with rent reaching you directly by the 5th of each month. Any issue is reported within 24 hours of the visit that found it.

Is rental income taxed?
