What you are actually paying for
Neither option is free, and they are not priced the same way.
Before the comparison itself, it is worth being clear about how money moves in short-term letting, because three separate parties take a share and they are easy to conflate.
Platform fee percentages are Airbnb’s own, from its Help Centre article “Airbnb service fees”, read 17 August 2026. The 20–30% co-host range is Cocoon’s own observation of arrangements in Kochi, August 2026, and is stated as such because no Kerala-specific rate card is published anywhere; the global industry guides give wider ranges over a lower base — 10–25% of gross booking revenue (10XBNB, updated 2 April 2026) and 10–30% averaging near 20% (Hostaway, 15 December 2025) — with full-service arrangements at the upper end of both.
Booking revenue is paid directly to you by the platforms. It never passes through Cocoon. Pass-throughs are billed at actuals with your written approval, and do not enter the commission.

A co-host solves a real problem well, and for a whole category of owner it solves the only problem they have. It is worth knowing whether you are that owner before paying for anything more.

A guest does not experience the listing. They experience the door, the rooms, the water pressure and whoever answers when something stops working at nine in the evening. None of that is reachable from inside the app.

What is the difference between an Airbnb co-host and a property manager?
A co-host works inside the platform: messages, the calendar, pricing, reviews and the listing itself. A property manager works at the property: the check-in, the turnaround, the condition of the rooms, the repair when something fails mid-stay. The two overlap on the listing and diverge completely on the ground. For an owner who lives abroad that divergence is the decision, because everything a guest actually experiences happens at the address rather than in the app.
How much does Airbnb co-hosting or management cost in India?
Co-hosting is usually priced as a share of your booking revenue and is negotiated privately, so there is no published rate to compare against — the share and what it covers both vary considerably. Cocoon publishes its rates instead. A one-time onboarding fee of ₹5,000 (₹5,900 including 18% GST) covers setup and the listing photography. Listing Management is ₹1,599 per month (₹1,887 including 18% GST) on a six-month minimum from the date the listing goes live, taken by every property, and billed upfront in six-month blocks — the first alongside the onboarding fee. Beyond that you choose: meet the guests yourself and pay nothing further, or have Cocoon meet them at ₹1,999 per booking (₹2,359 including 18% GST) covering both visits, or hand the property over end to end for a commission of 20% of net revenue, also on a six-month minimum. Net means what the platforms pay you after their own fees — neither Cocoon fee reduces it.
Do I need a licence to run an Airbnb in Kochi?
Requirements depend on where the property sits and on how it is used, and they are not the same for an apartment inside a residents' association as for an independent villa. Take advice locally before you list: the questions worth settling are what your local body requires, what your association's own rules permit, and where you stand on GST registration for the income. Cocoon is not a licensing or tax authority and does not advise on either. What it does do is keep the property records — guest identity files, condition records, inspection reports and revenue statements — and provide them to your Chartered Accountant or adviser on request.
Who handles check-in and cleaning if I live abroad?
Cocoon does, on the ground in Kochi. Guest photo identity is collected and recorded before keys are handed over, the property is photographed at check-in and again after check-out, and the cleaning and linen reset are coordinated before the next arrival. Anything flagged is fixed before the next guest rather than after. This is the part a co-host cannot cover from a phone, and it is the part a guest reviews you on.
