At Cocoon, we are committed to delivering premium property management services with consistent scheduling and resource allocation. The following cancellation terms apply across all Cocoon services. Written notice is required in all cases — WhatsApp or email is accepted.
Property Management Plans (Monthly / Fortnightly / Weekly)
PM plans are billed monthly from Month 2 onwards. A one-time onboarding fee applies at sign-up.
• Cancellation requires 30 days written notice submitted before the next billing date.
• Plan benefits remain active until the end of the current billing cycle. No partial refunds are issued for the active month.
• The onboarding fee is non-refundable once the initial property documentation and baseline photography have been completed.
STR — Listing Management
The Listing Management product carries a 6-month minimum commitment from the date the listing goes live.
• Cancellation is not permitted during the 6-month minimum term.
• After the minimum term, 30 days written notice is required to cancel.
• The STR onboarding fee (₹5,000 ex-GST) is non-refundable once listing setup and photography have been completed, regardless of cancellation timing.
STR — Check-In & Check-Out (Per-Booking)
This is a per-booking service with no subscription commitment.
• Cancellation or rescheduling of a booked visit must be requested at least 48 hours before the scheduled time.
• Cancellations received within 48 hours of the visit will be deemed non-refundable and the service charge will apply in full.
STR — Managed Plan
The Managed Plan involves active guest bookings and platform commitments that cannot be unwound immediately.
• Cancellation requires 60 days written notice.
• Cancellation is not permitted mid-booking. All confirmed guest reservations must be honoured before the plan termination date. If an owner requires earlier exit, any guest compensation or platform penalties arising from booking cancellations are the owner’s sole responsibility.
• The STR onboarding fee is non-refundable.
LTR — Move-In / Move-Out Management (Per-Event)
• Cancellation of a scheduled move-in or move-out visit must be requested at least 48 hours in advance.
• Cancellations within 48 hours of the scheduled event are non-refundable.
LTR — Managed Plan
• The Managed Plan leasing commission (50% of first month’s rent) is earned on successful tenant placement at move-in. It is non-refundable once the tenant has taken possession and the agreement has been executed.
• Ongoing monthly oversight services follow the same 30-day written notice cancellation policy as PM plans.
• Mid-tenancy plan cancellation does not affect the tenancy agreement itself, which continues under its own terms between owner and tenant.
General Terms
By confirming any booking, subscription, or service engagement with Cocoon, you acknowledge and accept the terms outlined in this policy. Cocoon reserves the right to suspend services where payment remains outstanding for more than 30 days, as outlined in the service agreement.
