Before your first visit. A one-time onboarding fee of ₹5,000 (₹5,900 including 18% GST) applies to every new property — initial documentation, baseline photography and system setup. Month 1 is the onboarding month; plan billing begins in Month 2. Plan rates are measured on a 3 BHK villa of 2,000 sq ft. Properties of four bedrooms or more are charged ₹899 (₹1,061 including 18% GST) per additional bedroom beyond the third, on each visit.
All rates shown are per visit and exclusive of 18% GST, which is applied on your tax invoice. Plans are billed monthly. The applicable rate is confirmed with you in writing before a visit is scheduled. Outstanding bills, arrears, statutory taxes, late-payment charges and third-party materials are billed separately at actuals, with your approval before any spend is incurred. Garden maintenance — mowing, pruning, planting and landscaping — is not part of any plan and is quoted on assessment, by area and the work required. Cleaning consumables — floor and glass cleaners, detergents, mops, brushes and cloths — are supplied by you, in the brands and formulation you choose, and are procured by Cocoon only on request, at actuals, against your written approval.

A structured comparison of our three plans — Vacant Home (Monthly), Visited Home (Fortnightly) and Active Home (Weekly). Every plan includes professional inspection, photo reporting, and utility oversight. The difference is visit frequency — the more often we visit, the lower your per-visit rate.
Every visit follows a structured protocol, room by room and system by system, producing a minimum of 12 timestamped photographs and a written condition summary within 24 hours.

How much does property management cost in Kochi?
Three plans, priced per visit and published in full. Vacant Home is ₹6,999 per visit before GST (₹8,259 including 18% GST), Visited Home ₹6,599 (₹7,787) and Active Home ₹5,999 (₹7,079). Every figure on this site is shown both before and including GST, so there is no number to discover later.
Which plan should I choose?
Choose by how often the property needs to be seen, not by the per-visit rate. Vacant Home is visited monthly and suits the home nobody is living in. Visited Home is fortnightly, for a house you return to a few times a year with family using it between. Active Home is weekly, for a home in regular use — guests, tenants, or family in residence. The three differ in the intensity of care, and a house in weekly use genuinely needs more attention than one standing empty.
Is there a joining fee?
Yes. Onboarding is ₹5,000 before GST (₹5,900 including 18% GST), charged once. It covers the baseline documentation and photography of the property, and plan billing then starts in Month 2.
Does the price change for a larger property?
Beyond the third bedroom, an additional ₹899 before GST (₹1,061 including 18% GST) applies per bedroom, per visit. Nothing else about the plan changes.
Do the plan fees cover repairs and materials?
No. The plan fee covers Cocoon's inspection, reporting and coordination. Third-party costs — vendor charges, repair materials, replacement parts, utility bills — are billed at actuals, and no unplanned expenditure is incurred without your prior written approval. The single exception is imminent damage to the property, where Cocoon acts to protect the house and notifies you within two hours for ratification.
