Most firms in Kochi offer the same list of services. The question that separates them is narrower: can they prove what they did on each visit?

How to evaluate any property manager

Six questions. Ask them of every firm, including this one.

Service lists do not discriminate — every firm will inspect, clean and coordinate repairs. Evidence does. These six answers can be given in a sentence each by a company that has them, and cannot be given at all by one that does not.

Is the inspector named?

Attention spread thin
A firm covering several cities and several service lines allocates attention where the transaction value is. A single managed villa is rarely where that lands, and nothing about that is dishonest — it is what breadth costs.
Expenses learned about afterwards
The most common complaint about property management in India is not theft. It is discovering what was spent once it has been spent, on work you would have questioned, from an invoice you cannot check against a condition record.

How do I choose a property management company in Kochi as an NRI?

Compare what each firm can prove rather than what each one offers, because the service lists are near-identical and the evidence is not. Six questions separate them: is the inspector named in the report, is there a minimum number of photographs per visit, is there a stated deadline for the report reaching you, is your approval required before any expense is incurred, do you get a GST invoice, and is the service area defined rather than described as "all Kerala".
