An agent is paid once, to sign a tenant. A manager is paid to keep that tenancy working — through the rent, the repairs, the renewal and the exit.
One tenancy, two jobs

Both parties are useful and they are useful at different points. Read the sequence below and the division is obvious: an agent’s engagement is complete at step three, and everything an owner abroad actually worries about happens after it.
The property is listed
The house goes to market, enquiries arrive and viewings are arranged. An agent does this well, and it is what the local relationships and the pricing instinct are for.
A tenant is found and screened
Someone suitable is identified. How far the screening goes varies: a name and a phone number in some hands, a documented file with police verification in others.
The agreement is signed
The tenant signs, the commission is earned and the transaction closes. This is where an agent's engagement ends — not through any failing, but because it is what the fee was for.
The tenancy actually runs
Rent has to arrive, a geyser fails, the tenant needs someone to call, the property needs looking at, and none of it is anybody's paid responsibility unless you made it so.
The tenancy ends
A deposit has to be settled against a condition nobody documented at move-in, the property has to be readied, and the whole cycle starts again.

Can a real estate agent manage my rental property?
Some will help after the tenancy starts, as a courtesy rather than as a service. The reason it rarely holds is the business model: an agent is paid a commission when a tenant signs, so every hour spent on a tenancy that is already signed is unpaid work competing with the next deal. Management is a separate engagement with its own scope, its own fee and its own standards — which is what makes it something you can hold someone to eleven months later.
What is the difference between a broker and a property manager in India?
A broker is paid once, for a transaction: finding a tenant or a buyer and getting the agreement signed. A property manager is paid to run what happens afterwards — the condition of the property, the tenant relationship, inspections, repairs, documentation, renewal and exit. The two are not competing versions of the same job. For an owner living abroad the distinction matters most in month four, when something needs doing and the transaction is long finished.
How do I rent out my house in Kerala while living abroad?
Cocoon sources and screens the tenant, collects a Police Clearance Certificate as Kerala RERA requires along with identity, employment and address documents, and puts the file in front of you — you approve the tenant before anything is drafted. An eleven-month agreement is then drafted and registered with a Cocoon-assigned lawyer, and the term runs from the date the tenant signs. Rent is paid by the tenant directly into your own account, on or before the 5th. Inspection, report and statements are quarterly.
Who holds the security deposit — the agent or the owner?
You do. The security deposit is held and managed by you, never by Cocoon, and never by an agent acting on your behalf. What Cocoon adds is the thing that makes a deposit settleable: the condition it secures is documented at move-in and again at exit, and you receive an itemised statement to settle against. A deposit sitting with a third party is a risk; a deposit with no condition record behind it is an argument waiting to happen.
What documents should a tenant provide under Kerala RERA?
Cocoon collects a Police Clearance Certificate, as Kerala RERA requires, together with government photo identity, employment confirmation and address proof. The file is held for the duration of the tenancy, and you see it before you approve the tenant. The agreement itself is drafted and registered with a Cocoon-assigned lawyer, so the tenancy rests on a registered document rather than on an understanding.
