Corporate stays, medical travel, weddings, festivals, and the Gulf diaspora’s own homecomings fill the gaps tourism leaves, often on longer stays and at comparable or higher rates. Six calendars, not one
Tourism has a season. Kochi’s other demand does not.
Kerala’s leisure season peaks October to March, around Onam, Christmas, and Vishu, then falls away through the monsoon. A villa that depends on tourism alone sits empty roughly half the year. The demand types below run on different calendars: corporate and medical stays are largely non-seasonal, event bookings cluster around production and festival dates, and diaspora homecomings peak at Onam and Christmas, exactly when leisure travel already peaks. Read correctly, these calendars overlap enough to keep a villa earning across most of the year.
What the market actually did
Twelve months of occupancy, not one season.
Every month of the year to 2026 ran between 32% and 47% occupancy.
These are entire homes of three bedrooms or more across Ernakulam — the comparable set for a villa, not the whole city’s rooms and small flats. The curve is the argument above, measured: there is a peak, and the trough never empties. Read it the other way too, because it is the same table. Occupancy sits between a third and a half all year, so a Kochi villa is empty more nights than it is booked in every month of the twelve. Short-term letting here is a business of filling gaps, not of running full.

Business
IT professionals, auditors, and consultants on project assignments, and staff relocating with their families.
Infopark Kochi alone hosts 582 companies and roughly 72,000 IT professionals (2025); SmartCity Kochi adds close to 50 more, including Baker Hughes and EY.
Typical stay: 10 days to several months, sometimes a year for a full relocation. A private home with a workspace and kitchen undercuts a serviced apartment for a multi-week posting, and gives a relocating family proper space. Kochi’s film and events industry adds further demand of this kind, though it is not separately measured.
Leisure
Domestic and international holidaymakers, mostly family groups.
Kerala recorded 2.22 crore tourist arrivals in 2024, up 21% on pre-pandemic levels, and Ernakulam district led the state for both domestic and foreign arrivals.
Typical stay: three to seven nights. Families and groups pay for space and privacy a hotel room cannot offer, at a comparable per-head cost.
Treatment
Patients travelling for treatment at Kochi’s hospitals, their accompanying family, and Ayurveda wellness travellers.
Kochi’s hospital network, including Aster Medcity, Amrita, Lakeshore, and Lisie, runs dedicated international-patient programmes; the Government of India estimates the country’s medical value travel market at $8.7 billion in 2025 — a national figure, not a Kochi-specific one.
Typical stay: one to three weeks, longer for extended treatment or a full Panchakarma programme. A kitchen and separate rooms suit a patient and family far better than a hospital guest room or a hotel, for weeks at a stretch.
Experience
Wedding parties and visitors to Kochi’s cultural calendar.
The Kochi-Muziris Biennale’s sixth edition runs December 2025 to March 2026 across 22 venues, with 66 artists and collectives from 25 countries; Kochi hosted India’s first Wedding & MICE Conclave in August 2025.
Typical stay: a weekend for an event visit, two to four nights for a wedding party. Whole-property exclusivity suits a group travelling together in a way a hotel block booking does not.
Diaspora Homecoming
NRI families returning to Kerala for festivals, reunions, and family occasions, close to Cocoon’s own owner base and their networks.
