Why Regular Appliance Checks Matter

Most property issues start small — an unused pump, a faulty switch, a slow drain — and become expensive without regular oversight. What is checked on an appliance and asset check?

Every electrical switch and point, lighting and fans, small and kitchen appliances, plumbing fixtures and drains, windows and doors, visible wiring and cabling, and the water pump — each run or tested rather than merely looked at, then photographed and recorded against the previous visit's report.

Which plans include appliance checks?

Why does the water pump get its own check?

Because pump failure from motor rust after prolonged inactivity is among the most common faults in vacant NRI properties. A pump that is never run seizes; one that is activated and observed on every visit does not, and the fault is caught while it is still an hour of work.

What is the difference between a basic and an advanced check?

A basic check confirms that something works — switches tested, taps run, appliances turned on. An advanced check tests how well it works: circuit load under full draw, drain speed and hidden leaks, fan regulator behaviour, appliance temperature performance and gas ignition. The report records both, so a slow decline shows up across visits rather than as a sudden failure.
