Is a caretaker enough to look after my house in Kerala?
It depends on what you need from the arrangement. A caretaker gives a house presence — someone nearby, holding the keys, able to open a door or run an errand. What a caretaker does not give is evidence: no written record of what was checked, no photographs, and no service standard to hold the arrangement to. If you visit Kerala often enough to inspect the house yourself, presence may be enough. If you see the house once or twice a year, presence alone leaves you unable to verify its condition between visits.
What is the difference between a caretaker and a property manager?
A caretaker is a person you trust with access to your house. A property manager is a company answerable for its condition. A caretaker arrangement is settled by conversation, remembered rather than recorded, and has no standard to fall short of.
Does a caretaker have the same authority as the owner?
No. A caretaker holds practical access to the property — keys, and whatever the owner has asked them to do — not the owner’s legal authority over it. Nothing about holding keys transfers ownership, the right to let the property, or the right to bind the owner to an agreement. This is one reason a written record matters: where an arrangement is informal, what a caretaker was and was not authorised to do exists only in the memory of the people involved.
How often should someone check an empty house in Kochi?
