For owners whose house is watched by someone who loves them
Managing Your Kochi Home from Abroad: Family, Yourself, or a Professional
A relative checking in on your house is a favour, not a system. It works until it does not — and when it stops working, what it costs you is the relationship, not only the house.
Where most owners actually start
Nobody chooses these. You end up in one of them.
Very few owners decide to leave a house in an informal arrangement. It happens by default — you bought the property, you moved abroad, and someone had to hold a key. These are the three defaults, and what each one can realistically do.
Yourself, once a year
A fortnight at home, most of it spent on family and on the things that have already gone wrong. You see the house in one season only, so anything that surfaces in the other eleven months has eleven months to develop before you look at it.
A trusted relative
Someone who will genuinely go, and who has their own house, their own work and their own family. They can confirm the house is standing. They are not equipped, and were never asked, to assess whether it is deteriorating.
A neighbour
The most useful pair of eyes in an emergency and the least able to act on one. A neighbour notices water at the gate or a door left open. Beyond telling you, there is nothing the arrangement authorises them to do.
The two arrangements, row by row
The same seven questions, asked of both.
Read across the two cards. The rows are in the same order in each, and the difference between them is not effort or goodwill — it is whether the arrangement produces anything you can look at.
Family, or doing it yourself
Cocoon's managed service
24 hours from visit to written report, every time
What the favour really does give you
Some of this a schedule cannot buy, and it is worth keeping.
None of what follows is a consolation. These are real advantages of having someone who cares about you near the house, and a managed service does not replace a single one of them.
Where the arrangement runs out
What goodwill cannot do, however willing it is.
Every one of these is a limit of the arrangement rather than of the person in it. That distinction matters, because it is also why the fix is not asking them to try harder.
Why Cocoon
Keep the relationship. Engage the system for the work.
The choice was never your family against a company. It is what you ask of the people who care about you, and what you ask of a service that is accountable for it. Everything below is a standard you can hold Cocoon to, which is precisely what an unpaid arrangement can never offer.
Nobody has to be chased
A written report within 24 hours of every visit
It arrives because the visit happened, not because you asked. Naming the inspector, the date and the report number.
Nobody has to be trusted blind
Minimum 12 timestamped photographs, every visit
Filed against your property record, covering every room and every appliance — so the condition of the house is something you read rather than something you are told.
Nobody has to front money
Every expense approved by you before it is incurred
No relative is left paying for a repair and waiting to be squared up with afterwards. Pass-through costs are billed at actuals against your written approval, and Cocoon invoices you for its fees separately.

Questions owners ask
Family, yourself or a professional — the questions that decide it.
How do I take care of my house in Kerala while living abroad?
There are three practical options and most owners try them in this order: visit once a year and do what you can in a fortnight, ask a relative or neighbour to look in, or engage a managed service. The first two give you presence without evidence — you still cannot tell, from abroad, what condition the house is in on any given week. A managed service is what turns that into something checkable: Cocoon visits on a published cadence, sends a written report within 24 hours of each visit with a minimum of 12 timestamped photographs, and incurs no expense until you have approved it.
Should I rent out my house or keep it empty while I am abroad?
Both are workable and they need different things from you. An empty house needs scheduled maintenance whether or not anyone is in it, because humidity, monsoon water and insect activity do not pause for a vacancy — that is what the Vacant Home plan is built around. A let house earns, but adds tenant handling, documentation and a term to manage: a long-term tenancy runs eleven months from the date the tenant signs, and rent is paid by the tenant directly into your own account. A free property evaluation will tell you which suits your specific property, and neither path requires you to decide before that conversation.
Can I trust a property management company in India with my keys?
Ask for what a company can show you rather than what it promises. Cocoon publishes its legal identity on every page — Cocoon is the brand name of Gallivant Ventures LLP, LLPIN ACB-5193, GSTIN 32AAZFG7923K1ZR. Every visit is led by Cocoon's own property manager rather than a rotating pool of contractors, every report carries the inspector's name, the date and the report number, and no vendor or contractor is given unsupervised access to your home. You also see the whole method before you commit anything: the first property evaluation is free.
Is it a good idea to let a relative manage my property?
A relative is often the right person to hold a spare key and the wrong person to carry the responsibility. The arrangement is unpaid, so there is no standard to hold it to and no way to raise a problem without it becoming personal — and it tends to erode quietly rather than fail outright. It is also worth thinking carefully before granting anyone a power of attorney over a property: that transfers real legal authority, and it is easier to grant from abroad than to withdraw. Take your own legal advice before you sign one. Keeping the relationship and engaging a service for the work is usually the arrangement that survives.
What happens to an empty house in Kerala's monsoon?
Water finds the weaknesses, and an unoccupied house has nobody to notice. Blocked drains and gutters back up, damp rises through unventilated rooms, mould establishes in cupboards and behind furniture, sealant and roof flashing fail where nobody has looked, and appliances left standing in humidity deteriorate. None of it announces itself: the damage is done over weeks and is found on the next visit, which for most absentee owners is months later. Preventive work before the monsoon and a scheduled visit through it are what keep a repair from becoming a rebuild.
