Every plan includes property inspection, utility management, appliance checks, and a report delivered within 24 hours of every visit. The more frequently we visit, the lower your per-visit rate.
Scheduled Inspection & Reporting
Every visit follows a structured room-by-room protocol. A minimum of 12 timestamped photographs, a condition rating for each major system, and a full written report delivered within 24 hours. Available Monthly, Fortnightly, or Weekly.
Appliance & Asset Health Checks
Every appliance — AC units, water heaters, inverters, kitchen equipment, irrigation systems — is tested and verified on each visit. Authorised service centre referrals arranged where required. Included from the Fortnightly plan upwards.
Monsoon Preventive Maintenance
Kerala’s monsoon season is the single greatest threat to an unoccupied property. Cocoon inspects roofs, clears drainage, seals windows, and protects fixtures — all scheduled and documented before the rains arrive. Included in the Weekly plan.
Utility Bill Management
No missed KSEB notices. No water board disconnections. Cocoon monitors due dates, processes payments, and delivers a monthly utility summary — electricity, water, gas, internet, and telecom. Included in all plans.
Garden & Outdoor Care
Garden and lawn condition checked on every visit. Indoor plants watered monthly from the Monthly plan. Outdoor plants and irrigation checked from the Fortnightly plan. Weekly watering and solar panel cleaning from the Weekly plan.

Property Readiness & Upkeep
Between bookings, Cocoon coordinates cleaning and linen reset, verifies all appliances are functioning, and flags any maintenance issues before the next guest arrives. Preventive maintenance is scheduled proactively — not reactively.
A property in peak condition earns more per booking, receives better reviews, and has less unplanned downtime between stays.
Damage Protection & Claims
Pre- and post-stay condition records with photographic evidence. Damage claims raised with platforms within 24 hours of checkout. All documentation maintained and supplied to owner immediately.
Documented check-ins and check-outs are the only reliable protection against guest damage disputes. Without them, platform claims are rarely upheld.
Monthly Settlement & Reporting
Every Managed Plan property receives a monthly settlement report by the 10th — gross income, platform fee deducted, net revenue, Cocoon commission, visit fees, and owner payout. Verified against platform dashboards. No surprises.

Long-Term Rental Management
Owning a rental property in Kochi should generate income, not create problems. Cocoon manages the full rental lifecycle — from tenant sourcing and agreement registration to quarterly rent collection, inspections, and tenancy exit.

Tenant Sourcing & Placement
Properties listed on 99acres, MagicBricks, and Housing.com, combined with direct outreach to Cocoon’s established tenant referral network. All prospective tenants are required to submit documentation in line with Kerala RERA guidelines — including government-issued ID and PCC — before lease signing.
Proper documentation upfront reduces the risk of disputes, default, and early exit — the most expensive problems in long-term rental management.
Agreement Drafting & Registration
Cocoon drafts an 11-month rental agreement, manages registration with a Cocoon-assigned lawyer, collects and holds the security deposit on the owner’s behalf, and maintains a complete document set — ID proof, agreement, deposit receipt, and correspondence records.
A registered agreement and documented deposit are the legal foundation of every tenancy. Without them, dispute resolution is nearly impossible — especially for NRIs operating from abroad.
Rent Collection & Transfer
Quarterly rent collection coordinated and transferred to the owner with a full statement. Late payments followed up with escalating reminders. All transactions documented and auditable. Security deposit reconciled with an itemised statement at tenancy exit.

Quarterly Inspections & Maintenance
