Property Management in Maradu and Kundannoor

Villas beside the backwater, where the humidity never really leaves.

Scheduled visits, a full inspection each time, and a documented report within 24 hours of every one.

Where this sits

Inside the radius, and already on the round.

Maradu and Kundannoor sit inside the fifteen-kilometre radius of Tripunithura that Cocoon works within, and Maradu is named in the service area the business publishes.

Two of the seven properties Cocoon manages are villas in Maradu, owned by people who are not in Kerala. That is stated because it is checkable, and because it is the same number on every other page of this site.

The properties under management

What the place does to a house

A closed villa near water holds its humidity for months.

Damp, Mould and Swollen Timber

Minimum 12 timestamped photographs, every visit

The signature failure here is not dramatic. It is the musty air on arrival, the mould behind a wardrobe and on the inside face of an external wall, and the door that has swollen and will not close. A house opened and aired every few weeks does not reach that state; a house opened once a year does.

The issues we look for, room by room

Plot, Compound and Vegetation

Garden and compound condition checked every visit

A villa on its own plot beside water grows what it is given. Vegetation reaches the structure, the plot’s drains block, and the boundary wall takes the rain. Condition is inspected and reported on every visit. Exterior surface cleaning covers the terrace and the sun shades; the compound is inspected rather than cleaned, and garden maintenance — mowing, pruning, planting, landscaping — is quoted on assessment and arranged and supervised by Cocoon.

Pumps, Pools and Standby Power

Run, observed and recorded each visit

What damages a water pump, a pool plant or a standby generator in an empty villa is not use. It is prolonged inactivity — motor rust, a seized float switch, a battery that has sat flat through a monsoon. Their condition is checked and reported like every other asset in the house, and any work they need is quoted before it is done.

The appliance and asset check

What every visit covers

The same loop, every visit, in the same order.

A Maradu villa is inspected under the same structured protocol as every other property Cocoon manages. The ground changes what is found. It does not change what is looked at.

The exterior and roof, the interior room by room, the electrical and plumbing systems, and every appliance and asset in the house. Ahead of the rains and again through them, the roof, drains and seepage points are checked. Before you travel, the villa is prepared for your arrival rather than after it — cleaned, aired, utilities confirmed working and checked room by room before you land.

Every visit produces minimum 12 timestamped photographs and a written report within 24 hours. An urgent issue is actioned within 24–48 hours.

The plan most villa owners here start on

Vacant Home, visited monthly.

The home nobody is living in, kept ready for the day you arrive.

Vacant Home₹6,999 per visit₹8,259 including 18% GST

Monthly is the cadence this plan is built around, and for a villa standing empty between your visits it is usually the right one. If the house is used in between — by family, by guests or by a tenant — a house in regular use needs to be seen more often than a house that is not.

Questions owners ask

Property management in Maradu, answered plainly.

Does Cocoon manage properties in Maradu?

Yes, and two of the properties under management are villas in Maradu. Maradu and Kundannoor sit inside the fifteen-kilometre radius of Tripunithura that Cocoon works within, and Maradu is named in the service area the business publishes.

What does the backwater do to a villa here?

It keeps the humidity high and it does not fall between seasons. In a closed villa that shows as musty air on arrival, mould behind furniture and on the inside of external walls, doors that swell and will not close, and metal fittings that corrode faster than they would inland. Each is an inspection item on every visit, photographed where it is found.

What does a visit to a Maradu villa cover?

The exterior and roof, the interior room by room, the electrical and plumbing systems, and every appliance and asset in the house. The garden, lawn and compound condition is checked and reported on every visit. Each visit produces a minimum of 12 timestamped photographs and a written report within 24 hours.

Can Cocoon keep a swimming pool or a generator running?

Their condition is checked and reported on every visit like every other asset in the property, and any work they need is arranged and supervised by Cocoon against a quote you approve first. What a plan includes at each visit is the inspection and the reporting; the work itself is quoted rather than assumed.

Will I be charged for a repair without being asked?

No. No unplanned expenditure is incurred without your prior written approval by WhatsApp or email, and vendor costs are passed through at actuals. The single exception is imminent damage to the property — Cocoon acts immediately to protect the house and notifies you within two hours for ratification.
