Your statutory obligations as the property owner

Cocoon manages the listing, the guests, and the property on your behalf. The income from every booking belongs to you. The following obligations remain yours as the property owner — not Cocoon’s.

GST on accommodation income

Short-term rental income is subject to GST once your aggregate annual accommodation turnover crosses ₹20 lakh. Rates effective 22 September 2025: 5% on tariffs ≤ ₹7,500/night (no Input Tax Credit); 18% on tariffs > ₹7,500/night (with ITC). If you list through an OTA such as Airbnb or Booking.com and have not crossed the threshold, the platform collects and remits GST on your behalf under Section 9(5) CGST and deducts 1% TCS from your receipts. Once you cross the ₹20 lakh threshold or register voluntarily, you are responsible for your own GST registration, return filing, and ITC claims — managed through your Chartered Accountant. Cocoon issues GST-compliant invoices for its management fees only (GSTIN: 32AAZFG7923K1ZR). GST on your accommodation income is your obligation, not Cocoon’s.
