# Cookie Policy Legal This Cookie Policy explains how Gallivant Ventures LLP (LLPIN: ACB-5193, GSTIN: 32AAZFG7923K1ZR), trading as Cocoon Property Management® (“Cocoon”, “we”, “us”, or “our”), uses cookies and similar tracking technologies on liveincocoon.com. Cookie consent on this site is managed by Cloudflare Zaraz. A banner appears on your first visit. Our two analytics services, Google Analytics and PostHog, run on every page whether or not you accept, but until you allow analytics neither stores anything on your device: they count visits without cookies or local storage. Allowing analytics lets them set cookies to recognise return visits, and lets PostHog record a replay of your visit and show you the occasional short survey. The functional cookies on the enquiry page are not set unless you allow those. Your choice is remembered, and you can change or withdraw it at any time from the banner; withdrawing stops anything further being stored but does not delete what was already measured. You can also clear or refuse cookies for this site from your browser settings regardless of what you choose here. ## What are cookies? Cookies are small text files placed on your device by a website when you visit it. They allow the website to remember your actions and preferences over a period of time, so you do not have to keep re-entering them whenever you return to the site. They are not set until you allow analytics. Before that, both services still run without storing anything on your device: Google Analytics, in Google Consent Mode, sends Google page-view signals without an identifier, and PostHog counts page views, clicks and where on a page people click under an identifier it derives on its servers and changes every day, and records no replay and shows no survey. ### Functional Enable enhanced functionality such as contact form tracking and client relationship management. They are not set until you allow them. HubSpot’s tracking then runs on every page and records the pages you visit, so that they can be linked to your enquiry if you later send one. If you decline, the tracking never starts. The enquiry form on the free property evaluation page loads for every visitor whatever you choose; it is provided by HubSpot, which may set its own cookies when it loads. ## Managing your cookie preferences You can change or withdraw your choice at any time from the consent banner. You can also remove the cookies described above, or refuse them before they are set, from your browser settings — every current browser allows cookies to be cleared for a single site and refused for that site in future. You may also opt out of Google Analytics tracking directly at tools.google.com/dlpage/gaoptout. ## Third-party cookies Some data on this site is collected by third-party services. Google Analytics 4 (Google Ireland Ltd / Google LLC) runs on every page through Cloudflare Zaraz (Cloudflare, Inc.), in Google Consent Mode. Until you allow analytics, or if you decline, it sets no cookies and sends Google page-view signals without an identifier — the page, the time, your browser, your approximate location and your consent choice — which Google may use to estimate overall traffic; if you allow analytics, it sets its cookies to recognise return visits. Google may process this data in the United States under the EU–US Data Privacy Framework. Zaraz also stores your consent choice. PostHog (PostHog, Inc.) is our product analytics, held in the European Union, and the HubSpot (HubSpot Inc.) enquiry form; both are loaded by this site directly rather than through Zaraz. PostHog runs on every page from your first visit, whatever you choose, but until you allow analytics it stores nothing on your device: it counts page views, clicks, where on a page people click and how quickly pages load under an identifier PostHog derives on its servers and changes every day, and it records no replay and shows no survey. If you decline, it keeps only a note of that choice in your browser. If you allow analytics, it sets a cookie (ph_ followed by our project key and _posthog, kept for one year) holding an anonymous identifier, keeps a profile of your visits under that identifier, records your session as a replay of the pages you moved through, and may show you a short survey. Everything you type into a form is masked before that recording leaves your browser, so your name, email address and phone number are never in it. PostHog learns your email address only if you give it to us, for example to download our brochure. The HubSpot enquiry form loads for every visitor, whatever you choose in the banner. These third parties may process the data collected by their cookies in accordance with their own privacy policies. Cocoon does not control these third-party cookies.
